Most commonly, agents charge 5-7% of the sales price of the house as their commission. Although this money is earned, it is sometimes hard for the seller to pay that much of their hard earned equity. I cut the common 3% of my commission drastically.
How It Typically Works: (example house sale)
Price of the House Average Commission (6%) $300,000.00 $18,000.00
In this case the commission is usually split between the Buyer's Agent and the Seller's Agent, 3% each.
How It Works With My Plan:
Price of the house Commissions Under My Plan $300,000.00 $10,460.00
Under my plan the Buyer's Agent earns the standard 3% ($9,000.00) and as the Seller's Agent I charge a flat $1,460.00, saving you $7,540.00.
What do you get for your money?
Now, that is a great question. Your money buys a full service listing, which includes:
- Posting on the Wasatch Front Multi-Listing Service (MLS), with up to 12 photos. This is the listing service use by most agents in Utah.
- A yard sign and directional arrows.
- A 24 hour information line. This service will send me the phone number of everyone who calls so that I can assist you better.
- I will also place a five line ad and photo for up to 3 months in "The Daily Herald" (the cost to the public for this ad would be $170.00 a month, but I place this ad for 3 months at no additional cost).
- I will answer calls, set appointments, and help in all aspects as your Realtor (contracts,closings,etc)
- I will give you an accurate "Market Analysis" to assist you in the pricing of your house.
- I will call at least once a week to update you on the market and activity on your house.
- I will give your house exposure on multiple websites (listed below), including other agency's websites.
- I will be more than happy to consider any other ways you would like to advertize your house.
Why Would I Do This?
Some people might be wondering why I would offer so much service for much less than most agents. It is simple. By charging an upfront flat fee of $1,460.00, I reduce my out-of-pocket expenses, and I get paid in advance for the time I will spend on advertising, answering calls, and doing my duties as your agent (the many things listed above and more).
